'HOME' WARD BOUND December 2016

               Ho! Ho! Ho!

December rings in one of the most joyful times of the year. The current year coming to a close, celebration of Christmas and other Holiday Celebrations, may mean different things to different people, but most always represent Joy. If you look around, you will notice a giving spirit exists, unlike at other times of the year.

Unfortunately, many home owners wanting to really enjoy this Holiday season are less than enthusiastic because they feel trapped. They are desperate to exit their current home and give themselves a BIG Christmas Gift - a NEW place to call home.

Here’s where you and I can HELP! As a result of working with over 5,000 families over a 20-year time span, and through three documented recessions, we have developed a special program to quickly get an acceptable "cash" offer on any home for market value. So, we are giving Home Owners wanting to make a move a very special gift this holiday season.

I know there is some risk on my part to make such an incredible guarantee like that, but we are selling just about every home we list for the market value price, sometimes even more, so there is no reason for area home owners, your friends and family, to fret about selling right now.

THIS IS WHERE YOU CAN HELP!

Just like we are thankful to you for your business, I am confident your referrals will be thanking you, for steering them in the right direction on getting their home sold!!!

AND remember, YOUR referrals help the kids…

We are still on a mission to raise money for St. Jude Children’s Research Hospital this year. We do this by donating a portion of our income from the homes we sell.   As you know St. Jude specializes in treating and advancing cures for pediatric cancer. In fact, it is the only National Cancer Center devoted solely to children.

Kids under their care are more likely to enter into remission, IF they can get into the recovery center.  BUT, the Recovery Center survives on Sponsorship and Donations.  So, YOUR REFERRALS REALLY DO HELP THE KIDS…

Who do you know considering buying or selling a home you could refer to my real estate sales team?

Not only will they benefit from our award winning service, you can rest assured we are also donating to a very worthy cause.

I want to make it easy to refer your friends, neighbors, associates or family members considering making a move, so here are your options:
1. You can go to www.daviddelgadorealty.com/referrals_help and complete the form, including your   Referral’s Contact info.
2. You can call me direct at (888) 308-4947.

Over the last two decades of helping thousands of families sell their home and/or buy another, we have met some wonderful, loving, caring people.  People like you!  So, your referrals, those you know considering a move, that we help – you can rest assured that not only will they get the award winning service we are known for, and the guarantee to back it up, and that a solid portion of the income we receive from the transaction will go toward a very worthy cause.

I hope you and your loved ones have an extra special Holiday Season filled with much joy and happiness.

Happy Holidays from My Family to Yours,

                                                     David Delgado

P.S. Meet Marleigh. The story of this young person enclosed may cause you to look at your loved ones differently. It did me. Check it out.

In 2015, Marleigh was found to suffer from blood cancer. Soon after arriving at St. Jude, her family knew she was at the best place for treatment and care. - https://www.stjude.org/about-st-jude/stories/meet-our-patients/meet-marleigh.html

'Home' Ward Bound November 2016

The month of November brings about an extra opportunity to say Thank You for being a valuable part of our business.
As most begin to prepare for the Holiday season, plan Thanksgiving get-togethers and the like, it’s easy to become wrapped up in all that we have to do to ensure a fun, joyful time for all we are responsible for and over look all that we have to be thankful for. Unfortunately many home owners are desperate to exit their current home. Actually loathing this time of year as it adds to the frustration of not being settled for the Holiday’s. You may know someone, or a family, that fits this description.

As a result of working with 5,000+ families over a 20 year time span we have developed a special program to help Home Owners wanting to make a move: Sell Fast and For Top Dollar with the Least Hassle!

For the month of November, we will guarantee, in writing, the sell of an area home for 100% of Market Value or I’ll Pay the Difference.*

I know there is some risk on my part to make such an incredible guarantee like that, but we are selling just about every home we list for the market value price, sometimes even more, so there is no reason for area home owners, your friends and family, to fret about selling right now.

This is where you can help!

If you or anyone you know is considering making a move, we would like to offer them a FREE No Obligation to Move Consultation to discuss just how they can make their move, get what they want and do it with the least hassle.

Just like we are thankful for you and your business, I am confident your referrals will be thanking you for steering them in the right direction on getting their home sold!!!

AND REMEMBER… YOUR Referrals Help the Kids
We are still on a mission to raise money for St. Jude Children’s Research Hospital this year. We do this by donating a portion of our income from the homes we sell.   As you know St. Jude specializes in treating and advancing cures for pediatric cancer. In fact, it is the only National Cancer Center devoted solely to children.

Families under their care never receive a bill from St. Jude for treatment, travel, housing or food, because all a family should worry about is helping their child live. BUT, the hospital survives on Sponsorships and Donations.  This is how YOUR REFERRALS HELP THE KIDS… For every referral that leads to a sale or purchase of a home, Delgado Realty donates a portion of our income to help St. Jude’s continue their quest to provide the best treatment to children under their care.

Who do you know considering buying or selling a home that you could refer to my real estate sales team?
Not only will they benefit from our award winning service, you can rest assured we are also donating to a very worthy cause.

Why I Support St. Jude’s Research Hospital...

Every evening that my family gathers around the dinner table, I am grateful that we can come together and discuss our day over a good meal. I think about families who are not as fortunate, especially those with children battling life-threatening diseases. During the holidays, as we count our blessings, let’s come together for a common cause.  That cause is to help young people overcome unfortunate health issues that life sometimes throws our way.  My family and team rallies around our annual goal of raising money and donating portions of our income for each and every single one of your referrals that lead to a sale or purchase of a homeThese donations help St. Jude Children’s Research Hospital in their quest to heal young people when they need healing. They treat children from all 50 states and around the world, without ever charging them a cent. Since their services survive on sponsorships and donations we are happy to contribute and proud to support them.

Sincerely,
David Delgado

Soul of Success With Jack Canfield

CHAPTER 26
THE AMERICAN DREAM
BY DAVID DELGADO

At a very early age in the late 1970s, I was sitting in my grandfather’s black Lincoln Town Car jumping up and down asking my grandfather, “Is that a phone in your car?” Back then they didn’t have cell phones, and this phone was big, black and almost the size of a public phone squeezed in between the front leather seats. I could not believe seeing the size of this phone, and car phones were not in everyone’s budget. My grandfather was successful, as you can assume anyone who had a car phone in their car was. In those days, a car phone was not common and cell phones didn’t exist. I was inspired at an early age by my grandfather’s success.

Our family didn’t grow up with a silver spoon in our mouth; we were average middle class folks. My dad worked in construction with his dad, my other grandfather. My mom was a housewife and I had two siblings and a golden retriever. I enjoyed playing baseball at the local park while my father was the baseball coach. I enjoy thinking back on those years, thinking of all those great days. As time went on, my parents could not get along and they eventually got divorced when I was 8. I felt lost without my father, my soul was sucked out of me. I stopped playing baseball, I didn’t want to talk to anyone or go to any social events, and all I wanted to do was to stay at home.

During this time, 8 more years had passed with no sight of grandpa. Out of site out of mind is true. My mom was forced to take a job to support the three of us and our dad was in and out of our lives as he started a new family. During my early childhood years my mom struggled, so I would always be thinking of ways to entertain myself with my cars or playing in my backyard. My mom hardly made much money, and she would cry herself to sleep in her bedroom.

Then one day we were out to dinner, and this was a spectacular beach restaurant. With the yachts I saw in the distance, this was not just any ordinary dinner we were at. My mom had enough gas money to get us there and back, but not enough to feed her three children at this beachfront restaurant. Then as we walked through the restaurant, my mom received a kiss from this tall older man. I was shocked. I didn’t know who this person was. But this man had a lot of charm, charisma and was full of life. I asked my mom who was that person that just kissed her and she said, that’s your grandfather. I said to myself, my grandfather, who is that? I knew my dad’s father, who was extremely close to me, but now I had two grandfathers!

At the time, I never realized I had two grandfathers and then it all hit me at once. All the memories, sitting and bouncing in his black Lincoln, at his home looking up to him, my mentor was standing right in front of me. We were definitely out of place at this restaurant. Keep in mind for the past ten years, we didn’t eat out, we didn’t have any money and my mom would cry on her bed, because she could not pay her bills because she had no money. Our house was disorganized; my mom had a tough time raising two boys and a daughter. Going from private school to public school because of the divorce was inevitable.

I remember one day with my mom we sat at the table, having dinner, at a renewed meeting with aunts and uncles at a Christmas dinner. I knew this is what I wanted and had been missing. Throughout my life my grandfather did not know this, but he had been instrumental in my life. I had no relationship with him. It was over the next ten years and a dozen or so times meeting him, from our poor dysfunctional family to the next ten Christmas dinners, which gave me insight that there are two kinds of people.

My grandfather built one of the largest real estate investment firms in Los Angeles County. He was an only child who was raised by his mother and did not attend high school in order to work and help support his mom. He was a mover and a shaker. When he would arrive at the Christmas dinners, he was the most important person in the room.

Quote of the day: "You can succeed best and quickest by helping others to succeed."
